Three things, mostly. Size is the obvious one: a three-seater, a chaise, or an L-shaped sectional is more fabric and more time than a two-seater, so it prices up from the $124 base. Fabric matters next — a modern polyester weave cleans quickly and predictably, while velvet, linen, and the delicate or vintage upholstery common in San Francisco’s older flats needs testing first and a gentler, slower method. And condition is the last: a sofa that has had a season of dog hair worked into it, or a set of cushions carrying old pet accidents, needs enzyme treatment on top of the standard six-stage clean.

What you don’t pay extra for

We don’t charge for stairs. That’s worth saying plainly in this city, because a lot of San Francisco work is third- and fourth-floor walk-ups in Victorian flats with narrow turns, and it’s a common place for surprise surcharges to appear on a final bill. We carry the equipment up, and the price is the price. We don’t charge a call-out or travel fee inside city limits either, from the Outer Sunset to the Bayview, and there’s no premium for parking — that’s our problem to solve, not something to pass on to you.

What’s included at the starting price

Every job gets the full six-stage process: pre-treatment shampoo, mechanical brushing to lift grit out of the pile and seams, targeted stain removal, odor treatment, hot-water steam extraction, and a final groom for lint and pet hair. The solutions are eco-friendly and safe around pets and children, and the room goes back into normal use the same day. We spot-test the fabric before we start, and if a piece isn’t safe to wet-clean we’ll tell you rather than risk it.

Is it worth it against replacing the sofa?

Usually, and it isn’t close. A decent replacement two-seater runs several hundred dollars at the low end and well into four figures for anything you actually like, before delivery and before getting the old one out of a walk-up. At $124, a clean is a fraction of that, and on a well-made frame it buys years. Most sofas we clean are dry in roughly 4–8 hours, depending on your neighborhood and the room. In a dry climate that number barely matters. In San Francisco it does.

When outdoor humidity is high and the indoor temperature sits in the low 60s — a normal day in the Sunset, the Richmond, or any ground-floor flat west of Twin Peaks — a saturated cushion can take more than 24 hours to dry. Foam holds water in the middle long after the surface feels dry to the hand. That lingering moisture is what produces the sour, musty smell people describe after a bad cleaning, and in the worst cases it seeds mildew in the seams and along the deck under the cushions.

This is why we use low-moisture extraction rather than flooding the fabric. Before we leave, we’ll tell you how to set up airflow for your specific room — which windows to crack, whether a fan helps or just moves damp air around, and how long to wait before putting the cushions back. In a garage-level or ground-floor room we’ll usually recommend running a fan for a few hours after we go.
